As a FlatHomes contract holder, your safety and well-being in your rented property are paramount. Regular checks can help identify potential hazards and ensure a safe living environment for you and your household.

Key Safety Areas to Check

Fire Safety

Ensuring your home is safe from fire risks is crucial. Here's what to look out for:

  • Smoke Alarms: Test smoke alarms monthly by pressing the test button. Make sure they're working and nothing's blocking them. Report any non-functioning alarms immediately to FlatHomes.
  • Carbon Monoxide Detectors: If applicable (for properties with gas appliances or open fires), test these monthly. They're vital for detecting this silent killer.
  • Escape Routes: Keep all escape routes (hallways, stairways) clear of obstructions. Ensure windows and doors can be easily opened in an emergency.
  • Fire Extinguishers/Blankets: If provided, know their location and how to use them. Check they are not expired.
  • Appliance Safety: Do not overload electrical sockets. Unplug appliances when not in use. Keep flammable materials away from heat sources.
  • FlatHomes' Responsibility (Legal Requirement): FlatHomes must ensure smoke alarms are fitted on each floor and carbon monoxide alarms in rooms with a solid fuel burning appliance (like a fireplace or boiler). These must be in proper working order and checked at the start of a new occupation contract. You should test them regularly during your tenancy.

Electrical Safety

  • FlatHomes' Responsibility (Legal Requirement): FlatHomes has a duty to assess and control the risk of exposure to Legionella bacteria from water systems in their properties. While there's no set frequency for checks, a risk assessment should be carried out and reviewed regularly, especially if there are changes to the water system or occupancy.

Structural and Security Safety

Your home's structure and security are key to your safety and peace of mind. Check for:

  • General Condition: Keep an eye out for any significant cracks in walls, loose handrails on stairs, or damaged flooring that could pose a trip hazard.
  • Outdoor Areas: If applicable, ensure pathways, steps, and railings in outdoor areas are safe and well-maintained.
  • FlatHomes' Responsibility (Legal Requirement): Under the Renting Homes (Wales) Act 2022, FlatHomes must ensure the dwelling is fit for human habitation at the start of and throughout the occupation contract. This includes ensuring the structure, repairs, and facilities (like water supply, heating, and drainage) are safe and in good working order.
