Holding Deposits
To secure a property you are interested in, applicants will be required to pay a 1-week holding deposit. This deposit signifies your commitment and means the property won't be offered to another applicant while the initial phase of referencing commences.
Please note the following conditions regarding holding deposits:
- Should a prospective applicant decide they no longer wish to proceed and enter a contract for the property, their holding deposit will be retained by the agent or landlord.
- Should a landlord choose not to enter a contract for the property (for reasons not related to the applicant's referencing outcome), then the holding deposit will be returned to the prospective applicant.
- In a situation whereby the contract holder has been found to be misleading or dishonest with the information provided in the application and reference phase, their holding deposit may be retained by the agent or landlord.
What Contract Holders Will Require For Referencing Process
To complete the referencing process, applicants will be required to provide the following documentation and information. Providing all information together will help us complete your referencing faster.
- Fill out one of our application forms that are provided when interest is shown in the property.
- Provide proof of employment with an employment contract.
- Proof of earnings with your 3 most recent payslips or, if you are a student, information on how you will be funded.
- Copy of Passport and any relevant residency cards/visas.
- 3 most recent bank statements so that we can confirm your earnings and that you are currently paying your rent on time.
- A utility bill as confirmation of your current address.
If all this information can be provided as one, to save time chasing up various documents, we will then aim to complete referencing in 3 to 5 working days. Please allow for longer at the start or end of the month when there are normally more lets happening.
FlatHomes bases affordability on an applicant(s) earning x2.5 of the rental figure. In situations where applicants fall short, you may be requested to provide a UK home owner guarantor or pay rent in advance.
FlatHomes uses Experian consumer checks for our credit reports on applicants. Should the credit report not show a satisfactory score, then a UK home owner guarantor may be required or for the applicant to pay rent in advance.
Information Required by Guarantors
If a guarantor is required, they will need to provide the following:
- Copy of Passport.
- Proof of Home Ownership (Property Deeds or Mortgage statement from last 12 months).
- To fill out our guarantor application form.
- Proof of Address (e.g., utility bill).
