• Finding the right contract holder for the property
• Collection of deposit and rent
• Full referencing and credit checks
• Drawing up all occupation paperwork
• A professional written and photographic inventory and schedule of condition
• Securing the deposit with the Deposit Protection Service
• Deposit disputes at the end of the occupation
• Check-ins and check-outs
• 6 Monthly inspections
• Rent appraisals 
• Project managing any maintenance during the occupation

Silver Management Package

12% (10% + VAT) of the monthly rent

Advertisement and the setting up of new lets are then provided at 60% (50% + VAT) of the agreed rent and include a free photographic and written inventory.

The Silver Package includes the same level of service as the Gold, including Possession notices and Rent Appraisals/Rent increase notices. However, it does not include the FREE certificates and occupation renewals, although we are able to provide these services to the landlord at an additional cost.

Contract Holder Find Only Service (Let Only)

60% (50% + VAT) of the first month’s rent

We can offer an inventory & schedule of condition with this level of service at an additional charge. The charge varies on each property depending on size and furnishings, so please refer to our Inventory Price list

The Let Only Service includes:

• Marketing the property via Rightmove, OnTheMarket, and our own website
• Carrying out pre-vetting of potential applicants
• Carrying out viewings
• Finding the right contract holder for the property
• Collection of deposit and 1st month’s rent
• Full referencing and credit checks
• Drawing up occupation agreement
• Securing the deposit with the Deposit Protection Service (Other deposits schemes can be used if given advance notice)

Payment of Fees

FlatHomes will always aim to take any management fees owed from the next rental payment due and any Let Only fees from the first month’s rent. However, in situations whereby the rent does not cover the full cost of fees owed, payments can be made via Bank Transfer or by calling our office and paying via card payment over the phone (debit cards only, credit cards not accepted).

Some Important Terms

Where FlatHomes Property Services informs the Principal that he has located a prospective contract holder who is willing to enter into an occupation agreement and the Principal agrees to FlatHomes taking up references, and the Principal subsequently decides to cancel FlatHomes services or engage another agency or let the Property directly, FlatHomes shall be entitled to a fee of 60% of the proposed rent for the proposed initial fixed period.

Where FlatHomes informs the Principal of the name of an interested party and that party subsequently enters into a lease of the property directly with the Principal, FlatHomes shall be entitled to a fee of 60% of the proposed rent for the proposed initial fixed period.
