What counts as a room?

For our EPC pricing, a "room" includes any habitable space within the property. This helps ensure our pricing is fair and consistent.

  • Bedrooms: Standard sleeping areas.
  • Living Rooms: Main communal living spaces.
  • Dining Rooms: Dedicated areas for dining.
  • Kitchens: Areas equipped for cooking.
  • Bathrooms: Rooms with a toilet, sink, and bath/shower.
  • Joint Living Room/Kitchen (Studio): A combined living and kitchen space, typical in studio apartments. This counts as 2 rooms for pricing.
  • Conservatories: Glazed structures attached to the house.
  • Loft Hatches: If the loft is accessible and usable space, the hatch is counted as a room for access purposes.
  • Studies/Offices: Dedicated work or study areas.

What is an EPC?

An Energy Performance Certificate (EPC) shows how energy efficient a property is. It gives a rating from A (most efficient) to G (least efficient) and includes recommendations on how to improve energy efficiency.

Why do I need an EPC?

EPCs are legally required when a property is built, sold, or rented. They provide potential buyers or tenants with information about the property's energy costs and environmental impact.

How long does an EPC assessment take?

The assessment usually takes between 30 minutes to an hour, depending on the size and complexity of the property. Our assessor will need access to all rooms.

How long is an EPC valid for?

An EPC is valid for 10 years from the date it's issued. After this period, you'll need a new one if you plan to sell or rent the property again.

What are the EPC regulations for rental properties? 🏠

Since April 2020, most privately rented properties in England and Wales must have a minimum EPC rating of E or above. It's illegal to let a property with an F or G rating unless a valid exemption is registered. There were proposals to raise this to a C rating by 2025/2028, but these were scrapped in September 2023. However, the government still aims for all rental properties to reach an EPC rating of C by 2030.

What are MEES details? 📜

MEES stands for Minimum Energy Efficiency Standards. These regulations were introduced in 2018 to improve the energy efficiency of privately rented homes. They make it unlawful for landlords to let or continue to let properties with an EPC rating below E, unless a valid exemption is in place. The aim is to reduce energy waste, lower tenants' energy bills, and contribute to environmental goals. Non-compliance can lead to penalties.
