Our pet policy is designed to ensure the comfort, safety, and well-being of all residents, as well as to protect the property itself. It helps us manage potential issues such as noise, cleanliness, allergies, and property damage, fostering a positive community for everyone.

Applying for Permission to Have a Pet

Before bringing any pet into your FlatHomes property, you must obtain written permission from FlatHomes. This process allows us to assess the suitability of the pet for the property and ensure compliance with our guidelines.

To apply for permission:

  • Submit a formal request in writing to FlatHomes management.
  • Provide details about your pet, including:
    • Species and breed (if applicable)
    • Age
    • Size (estimated adult size for young pets)
    • Temperament and training history
    • Proof of vaccinations and microchipping (where applicable)
    • Any relevant licenses or registrations
  • We may request to meet your pet or ask for references from previous landlords/vets.
  • Permission is granted on a case-by-case basis and may be subject to specific conditions.
  • Upon approval, you will be required to sign a Pet Policy Addendum to your contract.
  • An additional refundable deposit of £100 per pet will be required upon signing the addendum. This deposit will be held against any potential pet-related damages at the end of your tenancy.

As a pet owner, you are solely responsible for your pet's behaviour and welfare, and for ensuring they do not cause nuisance or damage.

  • Damage: You are responsible for any damage caused by your pet to the property, fixtures, fittings, or communal areas. This includes scratches, stains, odours, or structural damage.
  • Health & Welfare: Ensure your pet receives appropriate veterinary care, food, water, and exercise.
  • Identification: Your pet must wear appropriate identification tags and be microchipped as required by law.

Types of Pets Generally Considered

While we consider requests for various pets, the following are generally more likely to be approved:

  • Domesticated cats and dogs (subject to breed, size, and temperament assessment).
  • Small caged animals (e.g., hamsters, guinea pigs, small birds) where their enclosure is properly maintained and does not pose a health risk.
  • Fish in tanks (up to a reasonable size, subject to water damage risk assessment).

Pets generally NOT permitted include:

  • Farm animals or livestock.
  • Exotic or dangerous animals (e.g., snakes, spiders, certain dog breeds known for aggression).

You are fully liable for any damage caused by your pet to the property, including but not limited to:

  • Stains or odours on carpets, flooring, or furniture.
  • Damage to gardens or outdoor areas.
  • Infestations of pests (e.g., fleas).

FlatHomes reserves the right to charge for professional cleaning, repairs, or pest control services necessitated by your pet. These costs will be deducted from your security deposit or billed directly to you.

Breach of Agreement

Failure to adhere to the terms of this pet policy or the conditions set out in your pet permission agreement may result in:

  • Withdrawal of pet permission.
  • Requirement to remove the pet from the property.
  • Charges for damages or cleaning.
  • Potential breach of your contract holder agreement, which could lead to further action.
