Your Essential Summer Guide for Contract Holders!

Summer's here, and with the longer days and warmer weather, it's the perfect time to enjoy everything your home and local area have to offer! As your property management team, we want to help ensure your summer is as comfortable and hassle-free as possible.

Here are our top tips for making the most of the season in your rented home:

Beat the Heat (Safely!)

  • Ventilation is Key: Open windows and doors (where safe and secure to do so, especially those on upper floors) to create a cross-breeze and keep air circulating.
  • Curtains & Blinds: Keep curtains and blinds closed during the hottest parts of the day, particularly on south-facing windows, to block out direct sunlight and keep rooms cooler.
  • Fans: Portable fans can be a lifesaver for cooling down individual rooms. Remember to turn them off when you leave the room or go out.
  • Stay Hydrated: This isn't just about your home, but your well-being! Drink plenty of water throughout the day.

Garden & Outdoor Space Care 

  • Watering Your Garden: If you have a garden or patio with plants, remember to water them regularly, especially during dry spells. Early morning or late evening is best to prevent quick evaporation.
  • Lawn Care: For properties with lawns, a regular trim keeps things tidy. If you're unsure about specific garden maintenance responsibilities, please refer to your tenancy agreement or contact us.
  • Rubbish & Recycling: With more outdoor activities, you might generate more waste. Ensure all rubbish is properly bagged and placed in designated bins for council collection days to avoid attracting pests. Check your local council's recycling guidelines.
  • BBQ Safety: If you have an outdoor space suitable for a BBQ, always place it on a stable, non-combustible surface away from fences, sheds, and your property. Never leave a lit BBQ unattended. Ensure it's completely cool before moving or disposing of ashes.

Home Security

Going away on holiday? A few simple steps can give you peace of mind:

  • Lock Up Tight: Double-check all windows and doors are securely locked, even those you might usually leave ajar.
  • Don't Advertise Your Absence: Avoid posting about your holiday plans on public social media. Ask a trusted friend or neighbour to keep an eye on your property.
  • Lights & Timers: Consider using timer switches for lights to give the impression someone is home.
  • Inform Us  Letting us know if you'll be away for an extended period can be helpful in case of emergencies or property checks.

Be Mindful of Pests

Warmer weather can sometimes bring an increase in insects and other pests.

  • Food Storage: Keep all food, especially perishable items, sealed and stored properly.
  • Cleanliness: Regularly clean kitchen surfaces and dispose of food waste promptly.
  • Seal Entry Points: Report any gaps or holes in walls, windows, or doors that might allow pests entry.
