If you're planning to move out of your FlatHomes property, this guide will help you understand the steps for giving proper notice. It's important to follow these steps to ensure a smooth process for everyone.
How to Give Notice
Your Notice Must Be in Writing
To make sure everything is clear and official, all notices to end your occupation contract with FlatHomes must be in writing. This helps us keep a record and ensures there are no misunderstandings.
- Email is Best: The easiest way to send your written notice is by email. Please send your notice to:
info@flathomes.co.uk - What to Include: In your email, please make sure to include:
- Your full name(s)
- The full address of your FlatHomes property
- The date you wish to end your occupation contract (your 'move-out' date)
- Your contact details (phone number and a forwarding email address if different)
- Keep a Copy: Always keep a copy of the email you send for your own records.
Understanding Your Notice Period
The amount of notice you need to give depends on the type of occupation contract you have with FlatHomes. It's really important to check your specific contract for the exact notice period required.
- Check Your Contract: While your notice period will be clearly stated in your occupation contract, it is usually one month. Always refer to your contract first for the precise terms.
- Fixed-Term Contracts and Break Clauses: FlatHomes does not usually include break clauses in our fixed-term contracts. This means if you are on a fixed-term contract, you will generally be expected to honour the full term of your agreement. If you need to discuss options for leaving early, please contact us.
- Early Departure: If you need to move out before your contract allows or before your notice period ends, please contact FlatHomes as soon as possible to discuss your options. We might be able to help find a solution.
Withdrawing as a Shared Contract Holder (Wales)
If you are one of several contract holders on a shared occupation contract in Wales and wish to leave, the process is slightly different. This is governed by the Renting Homes (Wales) Act 2022.
- Individual Notice: You can withdraw from a joint contract by giving written notice to FlatHomes, even if the other contract holders want to stay.
- Notice Period: The notice period you must give will be specified in your occupation contract.
- Impact on Other Contract Holders: When one joint contract holder withdraws, the occupation contract continues for the remaining contract holders. They will then be solely responsible for the property and the terms of the contract.
- New Contract: In some cases, FlatHomes may offer a new contract to the remaining contract holders, especially if there are changes to the household or terms.
- Communication is Key: It's highly recommended that you discuss your intention to withdraw with your fellow contract holders before giving notice to FlatHomes. This helps ensure a smooth transition for everyone living in the property.
- How to Send Notice: Your withdrawal notice must be in writing and sent to info@flathomes.co.uk. Please include your full name, the property address, and the date you wish your withdrawal to take effect.
What Happens After You Give Notice?
Once FlatHomes receives your written notice, we will be in touch to confirm the details and guide you through the next steps.
- Confirmation: We will confirm receipt of your notice and the agreed move-out date.
- Moving Out Checklist: We'll provide you with a checklist to help you prepare the property for your departure, including details about cleaning, returning keys, and final meter readings.This checklist can also be found in the Resource Hub
- Property Viewings: We may need to arrange viewings for new prospective contract holders. We will always contact you in advance to arrange a suitable time.
- Deposit Return: Information regarding the return of your security deposit will be provided. This usually happens after the property has been checked and any necessary deductions (as per your contract) have been made.
